• Shadow Bay HOA Dues are done on the 1st day of each month in the amount of $21.75 for each lot you own.

• Dues are late if payment is not received by the 6th of the month and late charges of $3.33 will be added to each month you are late paying the dues.  (Example:  Dues of $21.75 that were due on January 1st were not paid on time, the new balanced owed is now $25.08.  If you do not pay the February bill on time then the balance in February will be $25.08.  Combined payment due March 1st will be January: $25.08, February will be: $25.08 and on March 1st you will owe is $71.91.  If March is late you will incur the additional $3.33 in late fees.)

• HOA dues are billed by the lot.  You will receive a bill for each lot you own in the community.   It is extremely important when making payments to write the address you are paying for on the check so that the payment may be posted properly to each lot.  (Example:  You own 4 lots but only write one check on your primary address, if you do not list the other three addresses on the check, funds will only be posted to the primary address, no funds will be posted on the other 3 lots causing them to incur late charges.)  If this happens to you please contact IMC as soon as possible to they can manually split the money across the 4 lots.
